- Florida uses a judicial foreclosure process, with typical uncontested timelines running 180–300 days.
- Property tax
- Statewide owner-occupied benchmark is roughly 0.78%. Investment property underwriting should use actual county tax bills and investor assessment rules — not homeowner-facing averages.
- Landlord climate
- Florida's landlord-tenant framework is strongly landlord-friendly.
- Short-term rentals
- State law (Fla. Stat. § 509.032(7)) preempts local STR *bans* but not local registration/occupancy rules. A handful of cities were grandfathered with stricter rules. FL is a STR-heavy state by volume.

We qualify Florida STR deals using historical performance or market rent projections, which matters in Airbnb-heavy corridors where long-term rents understate the revenue picture. For high-LTV Miami purchases that don't quite clear 80%, the no-ratio DSCR program accepts ratios under 1.0 with a small LTV reduction. Florida LLC closings are routine for us — most investors vest that way.

Florida property tax and insurance realities diverge sharply by county. Coastal wind and flood insurance premiums have moved DSCR ratios 15–25% in recent years — especially in Miami-Dade, Broward, Palm Beach, Monroe, Lee, and Collier counties. The Citizens Insurance situation is still reshaping the market. Any Florida DSCR calc that uses statewide tax and insurance averages will overstate the ratio; we underwrite with actual county tax bills and real insurance quotes, not listing estimates.
