What is transactional funding?
Transactional funding is short-term financing used by real estate investors and wholesalers to execute a double closing. A double closing is when an investor closes on the first purchase contract (A→B) and sells it to the end buyer (B→C) the same day.
In the A→B transaction, the property seller closes with the wholesaler. The wholesaler can't assign the contract or doesn't want to disclose the spread, so they need actual funds to close. That's where transactional funding comes in — we fund the A→B transaction, the wholesaler immediately closes B→C, and our funds are repaid from the proceeds.
