Will this affect my credit score?

No — submitting this form does not pull your credit. You can prequalify with a soft credit pull or with self-reported credit. A hard credit pull is only done with your explicit authorization later in the process, typically before we issue a rate lock or term sheet.

Do I need to have a property under contract?

No. We often work with investors who are still shopping. A rough property price range, expected rent, and your target market are enough for an initial scenario. If you do have a specific property, providing the address and lease (if any) speeds things up.

Is this the same as the full application?

No. This is a scenario form — 60 seconds, no SSN required. The full application (at /apply) requires more detail and is the document we use to officially underwrite. Most investors start here with the scenario form and move to the full application once the scenario is confirmed as a fit.
