Easy 50.

No min credit · No min DSCR

The widest underwriting box in DSCR lending. No minimum credit score. No minimum DSCR ratio. If you have 50% equity, you qualify.

Who Easy 50 is for: Investors with significant equity but imperfect credit. Properties with strong appreciation potential but below-breakeven cash flow. Borrowers with recent credit events (bankruptcy, foreclosure, late payments) who can't wait 2-4 years for a standard program.

The trade-off is transparent: 50% LTV means putting 50% down on a purchase. That's a lot of capital — but in return, you get approved where no other DSCR program will touch you.

Program 2

No-Ratio DSCR.

For properties where the rent doesn't quite cover the payment — but the deal still makes sense for appreciation, equity build, or future rent growth.

No-Ratio accepts a DSCR between 0 and 1.0. The trade-off: a 5% reduction in maximum LTV compared to standard DSCR. So instead of 80% LTV purchase, you get 75%. Instead of 75% cash-out, you get 70%.

Common scenarios: new construction rentals where rents are ramping up, vacation markets with seasonal occupancy, recently rehabbed properties with below-market lease-up during stabilization.

Credit Events

Recent bankruptcy, foreclosure, or late payments.

Life happens. Standard DSCR programs require waiting periods after major credit events. Our specialty programs shorten or eliminate those waiting periods.
