The problem with most DSCR lenders.

Most DSCR lenders operate from a single, rigid underwriting box. Credit must be 680+. DSCR must be 1.25+. Property must be exactly 1–4 units, no STR. Borrower must have an SSN. Recent bankruptcy? Decline. Foreign national? Decline. Negative cash flow on a BRRRR refinance before stabilization? Decline.

That's how a real estate investor with a great deal gets turned away — not because the deal is bad, but because the lender's box is small.
