What to include
- • Property type (SFR, 2–4 unit, 5+ unit, commercial, mixed-use)
- • Loan purpose (purchase, rate/term refi, cash-out refi)
- • Purchase price or appraised value, loan amount, LTV
- • Rent roll or anticipated rent (for DSCR scenarios)
- • Borrower credit band and any credit events (BK, foreclosure)
- • Competing term sheets if you have them
What happens next
- 1. We review your scenario against our program matrix and approval engine.
- 2. You receive a preliminary pricing indication with rate, points, and required documentation.
- 3. If we need to restructure, we send back alternatives (different program, different LTV, creative path).
- 4. Once you approve terms, we issue a formal term sheet and open the file for underwriting.
