How It Works

How ITIN DSCR loans work.

An ITIN (Individual Taxpayer Identification Number) is a 9-digit number issued by the IRS to individuals who need to file US taxes but don't qualify for a Social Security number. Millions of US residents have ITINs and pay taxes with them — including many active real estate investors.

Most traditional lenders require an SSN. ITIN DSCR loans bridge that gap for investors. We accept your ITIN as the primary identifier and qualify the investment property through the same DSCR framework we use for all our investor loans.

Investment property only. Quicker Home Loans is a business-purpose lender — we finance 1-4 unit rentals, multifamily, mixed-use, and other investment real estate. We do not lend on primary residences or second homes.

For qualification: the property's rental income (actual lease in place, or a market rent appraisal) is measured against the proposed mortgage payment — including taxes, insurance, HOA if any, and principal and interest. If the rent covers the payment at the required DSCR ratio, the deal qualifies. Your personal income, tax returns, and employment are not part of the underwriting.

  • Lease or market rent appraisal on subject property
  • Entity documents if closing in an LLC
  • Additional documentation may be required based on underwriter review

Common Scenarios

Who uses ITIN DSCR loans.

Permanent residents and visa holders building US rental portfolios. You pay US taxes through your ITIN, you have legitimate business-purpose investment goals, but your SSN status blocks conventional lenders. DSCR underwriting looks past that because the property qualifies on its own income.

Non-resident investors purchasing US rental property from abroad. As long as you have an ITIN (or can obtain one before closing), we can underwrite your file the same way we would for any other investor. US LLC vesting is common and fully supported.

Self-employed US residents who use an ITIN and whose business structure or immigration situation makes conventional lenders awkward. If you can document your ITIN and the property cash-flows, we can usually get the deal done.
