What this cash-out refi calculator actually tells you

Cash-out refinancing is the engine behind almost every scaled real estate portfolio. You buy, you stabilize, you pull equity, you redeploy. This calculator runs the math: what your new loan amount can be at a given LTV, how much cash lands in your account at closing after the existing mortgage is paid off, what the new monthly payment looks like, and how much equity remains in the property. The maximum LTV on a DSCR cash-out at Quicker Home Loans is 75% on a standard program — meaning you can pull equity down to 25% remaining.

When investors actually use this tool. The classic moment is the BRRRR refinance — buy distressed, rehab, rent, then pull cash out at the new appraised value to fund the next acquisition. Critically, we don't require seasoning. Most lenders force you to wait 6 to 12 months before refinancing at the new value; we'll cash out the day after rehab using the full appraised number. That single underwriting choice can be worth tens of thousands of dollars in deployable capital per deal. Outside BRRRR, the same calculator works for portfolio investors pulling equity from stabilized rentals to fund acquisitions, consolidating multiple loans, or freeing capital for a 1031 exchange.

What to do with the result. Compare the maximum LTV scenario (75%) against a conservative scenario (65–70%) — pricing typically improves below 70% LTV, so leaving some equity in the deal can lower your rate.
