How to use this calculator

    Enter home price and down payment

    Home price is the purchase price. Down payment is what you put in at closing; the balance is the loan amount. Standard investment property down payment is 20-25%.

    Enter interest rate and loan term

    For investment property DSCR loans, expect rates in the 6.25%-7.5% range, with best-pricing rates around 5.75% on strongest files. Standard term is 30 years.

  3. 3

    Review the monthly payment

    The result is the monthly P&I payment. Actual full mortgage payment (PITI/PITIA) is higher once property taxes, homeowners insurance, and any HOA fees are added.

    Remember this is P&I only

    For investment property, PITI/PITIA is what matters for DSCR qualification — add taxes ($1,500-$8,000/year), insurance ($1,000-$3,000/year), and HOA if applicable to get total monthly obligation.
